The Tax Analyst - Property is responsible for all aspects of business personal property tax matters from ensuring compliance with multi-jurisdictional personal property tax (PPT) filings to providing support during multi-jurisdictional personal property tax (PPT) audits. The Tax Analyst will be primarily responsible for all PPT tax filings and payments for the Company, preparing the PPT month-end accounting entries, and assisting with special projects. This position will be involved in implementing strategies and processes to minimize and reduce the overall tax burden of the Company.

ESSENTIAL DUTIES & RESPONSIBILTIES Estimated % of Time Spent

Tax Compliance

  • Review and update all Fixed Asset data for import into property tax software.

  • Analyze year to year Fixed and Reported assets at detail level to determine possible discrepancies and recommend updates/fixes.

  • Analyze data and reporting requirement for each jurisdiction to ensure accurate and thorough filings.

  • Prepare and submit all required multi-state business personal property tax filings for 350+ clubs and office locations.

  • Review assessments from multi-state tax authorities for accuracy and errors. Work with jurisdictional authority to resolve discrepancies.

  • Review subsequent tax bills for accuracy to assessments and fixes, and then prepare payment requests.

  • Determine accrual needs if under-billing is occurring in jurisdictions.

  • Prepare monthly property tax accounting entries, including monthly analysis of property tax fluctuations due to changes in facts or estimates.

  • Calculate property tax estimates and assist in the annual budgeting process. 60%

Tax Support

  • Maintain database of relevant information for all Company locations.

  • Create and maintain (per filing guidelines) sufficient files and records to document all aspects of property tax processes and filings for detailed review by management, which will meet or exceed Sarbanes-Oxley requirements. Eventually own, update, or create ongoing guidelines and process.

  • Research technical issues, such as taxability of different types of property in various jurisdictions.

  • Provide property tax guidance to manager and accountant level team members in Procurement and Accounting.

  • Prepare refund or appeal claims (at direction of Tax Manager), as well as data required for audit defenses.

  • Partner with the Fixed Asset group to correct any problems with fixed asset categorization or amounts which are identified in reviewing property tax issues. 40%

ORGANIZATION RELATIONSHIPS

The Tax Analyst - Property reports to the Tax Manager and does not have direct or indirect reports. The Tax Analyst -- Property will be in regular communication with the Senior Tax Director and Tax Manager and may have periodic communications with Accounts Payable Department, Fixed Asset Department, Procurement, and other 24 Hour Fitness staff.

REQUIRED QUALIFICATIONS

Knowledge, Skills & Abilities

  • Strong computer skills are essential with proficiency in Microsoft Word and Excel.

  • Knowledge of PeopleSoft and PTMS is a plus.

  • Ability to work independently with minimal supervision.

  • Attention to detail and strong organizational skills.

  • Diligent self-starter with desire to grow and learn.

Minimum Educational Level/Certifications

  • Bachelor degree.

  • Or equivalent experience.
